The city has so much of history, very charming and so underrated.

May some appraiser in BB can charm in to help on how they come up the value based on some guideline..ADU purpose for investor is to generate income. 

South Main is also up-and-coming, with historic charm, near Baylor Med, and fixer-upper multi-units, but keep an eye on increasing property values.

Use your charm, intellect and some negotiating skills and you’ll survive!

Here are some thoughts on each market:Wilmington, NC: It's great to see how Wilmington combines the charm of a coastal town with the added appeal of its historic sites and downtown area.

One has to wonder how much property values in the Hyde park area would sky rocket if the public schools were better.There are nice, wealthy areas in Hyde park, but also 3000 sqft homes with tons of charm for not a lot of money.

Being new, someone is better off working with a company such as @Steve Rozenberg's  that has an already proven successful system in place in working with people from out of state (you don't get to that 50% by charm alone).
