One I was able to get a commercial loan and combined 15% seller financing with 80% mortgage, for an effective 5% down.One quick note, the comment of use hard money for the downpayment and then conventional financing for the rest - this won't work.

I'd then put in another offer-same as before but for $4500 less explaining that the deposit the realtor has because they failed to present the amendment to the seller is the seller's money and therefore you are offering $4500 less (because they will get that money).

@Annette Eck I’d send a complaint to the real estate board and the agent’s broker, especially if you have video proof that the agent is giving lockbox code to applicants, not present with them.

Mind you, this is a 2 story condo.Legal handled everything and the request was denied since the person who presented the ESA couldn't answer the follow up questions satisfactorily.The tenant moved out when the lease was up.Get legal help on this one.
