I am reaching out to the Big Pockets Community humbly and full transparency for your knowledge, experience and support.Here are my vitals: the two properties are in my name, the condo is worth over $350K, the row house is worth over $250 both conservatively, they have at least $150K in equity and both are cash flowing very modestly and I have a fico score over 620.I am cashed strapped, had a low credit score, didn't have the knowledge and didn't make the time to move forward.

@John Blanton to layer on, having experience through the last recession is only as good as what they learned from it. 

., keep in mind that this person can be a vital part of your team for years to come... or vice versa! 

Available at most hardware stores, can buy you  another few years between build up layers and/or re-roof .Re directions and DIY...be sure to use gloves, disposable trowel/putty knife, have some denatured alcohol to clean any of it off you or your clothes, but, ideally don't get it on you.

We are hoping to add another layer of liability protection...

Which is vital when you're working to get jurisdictions on board to something that's a little unorthodox.

Just trying to make sure i'm not missing anything vital so I don't get into a terrible situation.

In some states you will lose that layer of protection if you're a single member LLC.

Make sure you have multiple layers of screening in place for background, credit, employment, etc, charge an application fee and have a buttoned up contract.

They're pretty inexpensive for the coverage they provide and will add another layer of protection to you personally.
