I was wondering what your experience has been, good or bad with buying rental property in close proximity to the firehouse/station?

For example, I mention that every adult must pay a $30 application fee, pass my credit/criminal background, make a combined income of 3x the rent, and whether or not the property accepts pets.

The property has been 30 years since it has been updated and it is in need of a renovation.

Just make sure that the new property can cover the HELOC payments as well as its own mortgage.

Hello @Evan Thomas Andriola - I only have one property that does not have separately metered water for each unit (a Triplex with 2BR units).

And my rental cash flow went from only $1500/month to 19k/month profit by taking on more loans and harvesting the equity in some of my properties including my primary.

But I have been interested in doing a HipCamp style property.

I'm looking at properties in Kentucky and Tennessee currently for LTR.

This then would allow you to look at a property 1500sf 3/2 with the same rehab as a property in the same condition that you got a bid for 1-4 weeks ago..
