All this with it 40 degrees outside.I know this is the cost of doing business, but it irritates me non the less.I have the ability to disable heat or AC, i.e. only have heat available on the thermostats in the winter months.

I also funded 6 deals yesterday and got paid off on 3 more.. so I closed 10 transactions yesterday.. this loss is a minor irritant.. but I did want to share for others on BP to be careful out their.. lots of newbie wanna be's with good intentions but good intentions still lose an investor capital... but here are great people on BP as well ... our job is to figure out who is who !!!! 

If it's not important, you usually know when you see who's calling and can let voicemail handle it until later.I too get irritated when agents don't answer the phone or return calls on the weekend. 

I get that a person may not like hearing that cold dose of reality, I hear it often of those at MNREIA who say "please check out this deal" with giant grins only to turn sour and defensive when I inform them their 189K acquisition with a cap of 4.15% and negative cash flow after properly appropriating funds it's toxic waste and I would rather have a bank bond than that bomb ticking away in my portfolio.

"That job wasn't for me" or "That relationship was toxic, I'm better off without her" If people are spending many hours on social media they are constantly engaging in relative deprivation and their mental health decreases.

More just 'the irritating person who wants your money on time, but takes too long to repair stuff that breaks in the house' :)

Keep in mind that the epoxy they use to spray this stuff is powerful smelling toxic stuff, so don't do it if you are about to have a tenant.

If that's IRR it should be better than that. 

Also, consider that other asset classes that are not as recession resistant may experience default, foreclosure, and portfolio toxicity, which could result in wholesale acquisition opportunities that have not been available for a decade.
