For residential you can use the FL Bar Association contract and have the attorney review the completed contract of their hourly fee which should be cheaper.

I'm considering:- Industrial - Apparently this is where the smart money is going in my market, but I don't know the first thing about making a good play here- Health care - Pretty much recession proof but it's hard to compete with the REITs for quality product- Office - Terrible in my market, might be good in others- Restaurants/bars - Cap rates almost as low as residential for quality local tenants, and much lower for NNNsWhere are you guys seeing high cap rates and good outlooks?

The Arts scene is starting to come alive in Kingston, it has a very walkable downtown area, and a great bar & restaurant scene by the Esopus waterfront.You do have to be careful as to where in Kingston you are looking.

We just did 5 new mail boxes on a 4x4 cross bar & support for - Mail boxes $12 each- 4x4's $16.85- Apt # Lettering $5- Maintenance guy $25I would assume if they can get away with $100-$200 every couple of months they probably felt justified in milking you for quick $135.
