I always strive to be fair, and to be honest it has usually paid off. 

So this is why I strive to maximize CoC, not cash flow.

Lol.Every area and those market conditions differ so it is best to see what sells the best (for the most and the quickest) in your area and strive to offer that product on the back end.

If you have a full time job strive to make more $ to invest in REI and get a deal by Q1 2020 maybe a BRRR wherein you only need to put minor touch up on the house.

That is not the norm but what you can strive for on the high end.

However, I am looking to stay in San Diego and work with a smaller contractor that specializes in residential homes (SFH, Condos, Multi-Family, etc.) and able to be around like minded people that invest and are always striving for more.

They don’t appreciate unless the land is super valuable or in a rapidly growing area.I strive to get nice mobile homes, on their own land, in high rent areas and where there is lots of demand.

But I am still always striving to build up a good rapport with potential investors.

I will definitely strive for cash flow positive.

Definitely, affordable housing is something we should all be striving to provide as real estate investors.
