Can I suggest a dry closing until we decide who  pays?

I honestly don't think caulking around the sink, paint patches from holes on the dry wall, oil hinges, cleaning and basic maintenance would cost that much.

Right now I am focused on books and blogs stemming mainly from this site.

If I go to Home Depot and spend $500 on a new bathtub, a door, paper-towels, a new screwdriver set, windex, and valve stems for a faucet; would I break these down into supplies, cleaning and maintenance, and repair with separate entries?

This question also stems from the stand point of separating the financials.  

Some confusion here seems to stem from some people talking about having "an LLC" and sticking everything under it, and having each property owned by an LLC.  

Incredible back country just outside Boise, and lots of snow up high, but pretty warm and Dry in town itself, I hear.Bend, Oregon has Sisters 20 minutes away, which means skiing almost all year round, Deschutes river and beautiful backcountry, and the ocean is not far at all.  

Luckily, I have stayed relatively dry over the past few weeks, but there are a lot of individuals who haven't been so lucky.

I am not sure how this would work as a down payment may run the account pretty dry.  

Although it realistically is not as cut and dry as saying the whole city is not investor friendly.
