Of course not all markets are you going to spend 10k on furniture and then double your rents or more than double the rent as in our case.

Of course great deals and opportuities came at any oint in the cycle but now it is just harder to find.

I am a firm believer that you have to live there and offset your prop tax's with zero income tax and of course be a local and self manage. then to me its like any other market in the country basically..

. $25/month over the course of the year is only $250 and you'll likely lose that amount in turnover costs if one decides to move out.
