More sophisticated guests will see a VPN as an opportunity to do things on the DL. 

Real estate is still a block-by-block business and there are always deals to be found by sophisticated underwriters, but all of the apartment and industrial deals we're seeing are priced to perfection with little margin for error, whereas neighborhood retail is providing strong risk-adjusted yield in comparison.  

For the guys operating heavy machinery - and this shouldn't be more than two days, it's going to be $300-400.

I know I cannot solicit investors that are not qualified, sophisticated, etc. and I wonder are there ways to connect with investors that are looking for great deals and are open to foreign markets?

For most of the time you own it, it will have a 112k loan so that's the mortgage amount you use.a more sophisticated spreadsheet will calculate both cash flows, before and after refi. 

In the absence of a more sophisticated system, take a look at LandlordLocks.com or solutions like Kwikset Smartkey that even your basic hired-gun handyman can quickly rekey on your behalf after turnover (since you'll need someone onsite anyway to handle basic turnover tasks like painting, repairs, etc). 

I'd also take out the super basic why real estate is better than stocks slides, I'm assuming this is going to be for accredited investors who should have some level of sophistication.
