If they want to remain secretive then I do not work with them.

100% HML were a thing pre 08  not anymore waste of time.. and don't get sucked into those that tell you they do it only to have you send in 500.00 for due diligence or access to their super secret list of private investors ( that don't exist.)real estate takes equity it takes cash.. this misnomer that you can do this with no cash is just that a bunch of BS.now you can do it with OPM..

(I'm secretly jealous that you have all the GC skills because that's what steers me away from tackling projects like this, ha ha.) 

I don't think it's a secret that everything is at the top of the market in Boston and many other cities right now.

Enter: The inevitable guru pitch, which suggests that if you pay the guru a miserly thousand or three, you'll be given all their no-money-down secrets!

It doesn’t make sense to me that they would want to keep their pre-sales a secret.
