I would assume that I could not renew when the lease is up next year based on income requirements, but I am not sure of the normal terms that go along with section 8.Well, with all that, I appreciate any and all advice, feedback, questions, etc.

Give them a 30 day notice and a option to renew for 1 year with my new lease agreement after they reapply and at higher rent or just lets things float until the leases expire 1/1/19.

But my friends when was the last time you EVER heard of this.......I was renting an apt for the last 3 years at $1000/month and went to the leasing office to renew my lease and they told me it was my lucky day my lease was going to drop in half to $500 per month due to low vacancies caused by the recession.

If so, you will need to honor the terms of the existing lease.If there is not a valid lease in place, and they are there month to month, you can simply provide them with a notice of non-renewal (make sure to follow the proper length of lead time required by your state).

There is language in the ordinance that prohibits a landlord from evicting, raising rent or declining to renew a lease once an inspection has been done.

There was recent renovation done to all units, but the rent number are scattered to make it seem like rent was going up in increments because they had long term tenants renewing and not brand new tenants coming in.
