., I will openly admit that not allowing reptiles in my units is completely arbitrary.Cats I exclude because I am highly allergic to them and can't stand them, but there is sound reasoning with how destructive their pee is to flooring to back that decision up.With reptiles, it's much less rational.

If she is Section 8 then the majority of her rent is being subsidized anyway, so as long as she is till there you are entitled to the pro-ration of that rent.I have no understanding of the past history with this tenant to know how much of a nightmare she has been, but if all they are asking for is one more day and are being communicative then it's not worth it to go after her.

It is possible for a building to be in contravention of the zoning under the current municipal plan, but to have been in compliance under zoning at the time of construction/modification to its present configuration {allowing it to persist unless the building is altered again in some significant manner} - this is the rational behind requesting the Vendor obtain a zoning confirmation letter.

The title company based the pro rations based on 2014 taxes and the OP no doubt signed the tax pro ration agreement  and would be obligated to reimburse the buyer

However gain is not so your house that you've owned a long time still would be a good candidate because you will have a good ration of qualified/non qualified time but a ton of gain pre 2009 to benefit from.

Stock market investing is pure speculation...with a rationalization that it isn't, pure speculation.Real Estate Investing can be, if you invest for appreciation, and other future events that you have no control over, but there are an incredible number of entrance and exit strategies you can use for REI...there are very few for the Stock Market, and the Stock Market is where your spend money to get in...you don't have to spend a dime to invest in RE.

This has allowed them to place only the very high ration (5% down payment) and riskier borrowers with CMHC.BTW: CMHC's limits were increased a few (3 - 4) years ago, by the previous government, as it had bumped-up against the legislated liability limit they were allowed to carry.
