I control the thermostat and got central AC added to help keep costs down since I include utilities. in the ward I suggest looking around the area where the university shuttle goes.

I put in all new smart thermostats (dual zoned HVAC system), new mesh wifi system, outdoor surveillance cameras and doorbell cam.

Hey @Alex Lane - I spent a lot of time personally developing my site, but you could easily create something similar using a template or hiring a virtual programmer.  

It also means we do not get stuck with the residual usage from the last partial billing period when the tenant moves out.There is administrative overhead to operate the programme and we levy a small administrative fee for the extra work to generate statements and send copies of the bills to tenants.As for maintenance and CAPEx, we normally budget 10% of effective gross revenue for maintenance and set-aside of 8-10%of retained earnings into our CAPEx fund.

While working through this process, we gained the impression the real targets for this cross-border programme were Snowbirds in search of winter roosts and not investors.

I agree that one does not need a mentoring programme particularly if you have taken one or more of the RE Courses.

Mine can set door codes, message (or call) guests, schedule cleaners, adjust the thermostat, monitor my cameras, & call a plumber just as easily as a local PM can, for 1% of the costI wrote much more about leveraging offshore assistants in this post here.
