Walked roof and says roof looks ok , but wood rot in attic from prior leak and water stains on roof but not wet at time of inspection.

It seems as though painting with an eggshell would help prevent some of this damage.

Similarly driving by and seeing "For Rent" signs also will prevent you from knocking on doors. 

If you provide white towels, many guests use them to remove makeup then they wrap that towel in oher towels to try to hide it which then stains the other ones and may or may not come out.

Most subcontractors don't understand or like that but it prevents them from running away after you pay them final payment. 

Make sure to tether the mini-sledge to yourself as to prevent it from falling down the chimney which you are knocking down...

I am not sure as to whether they are insured or not will protect the owner if the company does not do a good job of cleaning and preventing slips.

@Michael Bertsch If you were doing some kind of expansive yard project that would prevent the tenant from using the yard then I would give notice, but that obviously is not the case here.
