You will never control them if the tenants leave out pet food, uncleaned dishes in the sink, and grease in a pan on the stove.

So we see some really problems with coverage for things like a hot tub servicing (too dirty), extra cleaning, having a pet, extra guests... etc. 

@Theresa HarrisI have it posted again as of this morning, and I reached out to those I had cancelled the Saturday showing.Of the people who I showed already, the ones who signed the lease were the only ones who had the credit and income / no pets to qualify.But because I thought I had it rented I stopped responding to all the emails/ phone calls for the last 3 days.I want to be fair, to both of us.

So many will attempt to "fudge" things including putting down friends as previous landlords, lying about income, pets, how many will reside there, etc. etc.. 

At closing, I received the security deposits and pro-rated rent but was denied the non-refundable pet deposit.

Found out through our HVAC guy that our tenants are hiding a dog because he stepped in a pile of poo inside the house...How have you dealt with tenants who have hid pets?!

, you don’t want bad neighbors-be careful when renting to pets and collect pet deposits/screen their pets, and check with other tenants that it is okay.
