People spend money to have empty houses filled with furniture, or staging as some call it.. 

Most inspectors won't do an inspection without a 3rd party to protect them from the liability questions above.Also note that most standards say that home inspections are non-invasive so we aren't moving furniture, or tearing off dry-wall.  

About the rental unit: basement studio (class C neighborhood, funky entry through the garage but sweet outdoor space and lots of light so not a total dive).

We absolutely love Fort Collins as a smaller city with huge amenities (easy outdoors access, great infrastructure, thriving Old Town district, college town, hopping music scene, etc.).

Run it for a few months, then have the tech swap the connections back to the old furnace and remove the new one.There is also a type of furnace called a "packaged unit", that is designed to live outdoors. 

I've looked up the RCW's regarding right of entry but I can't find specific rules about coming onto the property to do outdoor maintenance.

My three buildings in MN are managed with a no tolerance for smoking anything (even e-cigs) on the entire grounds (outdoors included) policy.  

I love to do anything active and outdoors.
