Thanks for your responses guys, I am not going to let it deter me though, the one on Tuesday will hopefully be a bit like a real meeting, and I will call and quiz the other place to see if the "Membership fee" was for the "academy" or for the REIA, among other curiosities.Keep replying folks, I seem to have cornered the market on small scale gurus here in MD.You know, this guy may have a real good system to share, and it may be worthwhile if applied, I am just taken back by the "club" mentality for lack of a better word to describe.

So for today at the cost of $125, I got confirmation/ mental insurance that cast iron pipes are in good condition, I now know where all of my sewer lines are routed, how the jumbled mess right above the septic tank needs to be corrected ($20 of parts and my labor) and the name of a local real estate investor who sounds like he is just done with one house, maybe all

I handle all my own routine low-level maintenance and have working relationships with a local drywaller, a painter, a plumber, an electrician and an HVAC guy in case any big projects arise.For the security deposits, I set up a separate savings account at my local credit union and do the "set it and forget it" mentality.

You can deduct any and all expenses relating to renting the property as well as lost rent and your 50% fee( Mine is 100%)  Sounds like she is mentally done and would probably be overjoyed to receive some dollars back !
