In the 50's and early 60's people who bought duplexes, rent one unit to the tenant, live in the other, can live rent free with the tenant covering the mortgage with a normal down of 20%.

I used the bigger pocket calculator to crunch the numbers and if my numbers are correct, it will allow me to live rent-free while I live in one of the units and cash-flow around $300 - $500 a month after I leave and rent out the 4th.

House hacking is definitely a great option, I would say buy a big house 4-5 bedrooms in huntsville or madison (with basement) and you can easily cover your mortgage and live rent free!
