The kitchens, baths, and flooring have been worked on in 2021-22.

It was built in 1997, in an HOA community (monthly cost of $225 covers external home, water, trash) and has had updates to the HVAC system, new kitchen cabinets, floors on one floor (three floors total), and appliances, new toilets.

I am in the process up updating kitchens/bathrooms in each unit and it will hit the 1% after that is complete. 

I have had two opinions when company went in crawl space for foundation settling in the kitchen on 1969 built house.   

It's common to have 3 families living in 4 BR sharing same kitchen.

For 20k in rehab you should have a new ac and furnace, hot water heater, updated plumbing, a new sink in the kitchen and bathroom, laminate flooring in the kitchen, new tile work in the bathroom, refinished floors, new ceiling fans, some light exterior work and some misc etc.

This unit needs a whole new subfloor thru out the unit (3/4in plywood), a floor (FVP), new kitchen (cabinets and counters), and bathroom (Vanity Toilet, tub.   

Need your opinion about painting a kitchen cabinet instead of replacing it.
