We are trying to also avoid reliance on internet.  

Using the lawyer’s usual form actually saves time and money and will ultimately be better than an internet form.

It would cost more for them to revise an internet lease that you bring in to them.

The last one (new construction activity) is the hardest one to find on the internet.

The Investors were quite happy with their returns, the flippers could concentrate on what they did best (finding and making deals), and the contractor/partner (me) could concentrate on bringing the project in on time and within budget.

I would suggest concentrating on investing first and once you have done a feal deals then work on getting licensed.

Once you determine what needs to be fixed/replaced, use the Internet, books, phone calls to contractor (I've used this in the past) and put together a list of costs.
