Here's an example why...if the HOA submits a claim to their insurance company for hail damage to the roof, and they have a very large deductible, and they do not have the financial reserves to cover it, they will need to do a special assessment on the homeowners.

@William ByrdAS you know Columbia's ( lanceair) were produced in Bend the epic Hail storm really put them under.I did have a deposit on the Cirrus Jet.. however there was this little bump in the economy about 08 and well I had to get my 100k deposit back LOL

Just the sleep dep talking I guess, combined with a rough year in landlording paradise with an unusual amount of churn as well as unexpected cap ex: a gnarly eviction, a tenant that OD'd in a unit, a hailstorm that trashed a $30k roof, another hail storm that did a lot of random damage with hail chunks a tenant described as being cauliflower head/cannonball sized which broke a solid oak deck handrail among many other things on the property, a sewer line that needed to be replaced which required jack hammering up the slab in a kitchen I had just finished fully remodeling, plus the new baby and the two other babies it's been quite a long year already so far.

As a general statement, I'd say, a tenant claiming they were hurt on the property (General Liability claim) is the second most common claim.For CO, FL, TX, and OK, Wind and Hail claims are just as common as a fire claim.

The building is a single story and The roof is 51 squares scarified and recoated would be roughly 20k (I do not think there is a compliance officer for code so it is not enforced, making it a recommendation, not code).....it hails in ks it also has pretty vast temp swings both bad for a foam roof.
