Personally I lived in Seattle now Hawaii and I saw the light... need cashflow to eat (although i do admit that appreciation will make you rich)It could appreciate but I consider that gambling.

But it’s a gamble and I’m willing to take on a little risk.

I downloaded a file from the adventures in CRE wed site.

I don't want any "adventure in land lording".

I know trying to time the market is generally poor advice and more gambling then investing, but I am hesitant to start investing in a Roth now when the market feels like it is approaching a peak.

Just letting people know that you have passed your test, and found a brokerage and starting this new adventure is enough to get a few to work with you. 

I have been looking into potential properties in the VA Beach/Norfolk areas, but I am getting close to separating from the military, after which a new adventure begins; likely in the midwest region.
