Hi Bigger Pockets, I am relatively new to real estate and am currently a Petroleum Engineering student at Texas A&M University in College Station, Texas graduating this December.

Hello Bigger Pockets members,My name is Marvin and I currently live in Baldwin Park, CA and work as a Civil Engineer in Riverside, CA.

I was wondering if someone would be willing to share recommendations for good GCs as well as and structural engineers in Philly.

You need(ed) to start from the end...your ultimate financial goals, and reverse engineer from there.You also need to understand that every entrance into a deal, sets up the exit...which is based on the entrance to the next deal, and so on...   

I work closely with a few architects and engineers to help get a project going.  

They tell us that they can get us >$150k in bookings, but I'm exceeding that now, managing my own bookings with the OTA's and my overall expense is 1.7% - less than what it's going to cost me to drive my own marketing engine.  

Working with Companies like Comcast, AT&T, Sprint, NRG, Appliance Repair Services, Lawn Care, And now full time sell vehicles for Volkswagen as well as a fruitful used lot of Audi’s, BMW’s, Porches mostly foreign engineering.

Congrats on your decision to create financial freedom for you and your family.Start with determining a marketing budget, then a set of goals and reverse engineer from there.

Sounds like in Hindsight she probably needed a structural engineer to inspect this prior to buying.. a full home inspection may have caught it but if the beams were not exposed they may have missed that as well.WE have at least in markets with very rigid inspections BEEN WHERE SHE IS .. 

If a young engineer stayed there and he got married and his wife moved in would you increase the rent?
