Just like there are bad doctors, cops, mechanics, grocers, barbers, bakers, pilots, financial advisors, teachers and any other profession you can name.  

And you can go an entire successful 30 year career without ever learning it.The only "workaround," assuming the tax code is being followed and everything is accurate there, is finding a new lender, one you have some reason to believe is more competent in this very specific niche.... you don't go to a general ear/nose/throat doctor if you need brain surgery.

If you want to pursue a doctorate then it takes even longer.

One of my tenants just contacted to say that, in addition to the other tenant on the lease leaving due to "emergency reasons," (not sure when that happened), she has now been instructed by her doctor to go on short-term disability, which cuts her salary and affects her ability to pay rent.

Several experienced investor in the Baltimore area have shared with me the contact for a structural engineer called the Permit Doctor. 

In some areas you can require the doctor to send you the notice directly, rather than the tenant going online and producing the document. 

You don't contact several doctors with your aliments or several CPAs for tax advice...do your homework. 

You might be able to find one or more of these types to help you on the first few deals.Mine were located through networking meetings and even my doctor and settlement agents. 

For documentation, you can also ask for it from a doctor, not an online service who will say any animal is an emotional support animal.
