I'd also highly recommend getting down to Waltham for the Black Diamond meetings (2nd location in Worcester).  

I've got some properties in the Cleveland area and I tend to stay out of the city, but won't completely disregard it as there can be some jewels in the rough in the city(won't call them diamonds cause its not a lot of money, but any money is good money!)

You should also look into going to the Black Diamond event in Waltham (2nd location in Worcester) and @Justin Silverio 's quarterly meetup in the Woburn area.

Since you are in Waltham the Black Diamond event on Copper St, right off Moody, is a no brainer for you.  

Check out the NEREIA in Chelmsford, the Black Diamond event in Waltham (Yes draws a good number of NH people), @Justin Silverio 's quarterly meetup in Woburn, @Mike Hurney 's meetings on the North shore and if you want to get your feet wet right away the Boston Area REIA in Medford which is tonight (Yeah that one draws well from NH as well). 

The Black Diamond meeting in Waltham (2nd meeting in Worcester) that runs Ann is a fabulous one that you should get out too.  

I'd try to get out to the Black Diamond meeting in Worcester.
