As far as buy and hold goes, short term has become a hot topic in the desert.

I look at the “profit” (this means including the capital pay down) and the expected expenses are low  (this means buying slanted tile roofs, stucco siding, desert landscaping, less than 20 year old houses, in a landlocked valley where it doesn’t snow.)But at least pretend to know what they mean when they say cashflowing. 

@William Kim, here's my perspective as an agent who sells in Joshua Tree CDP and the surrounding high desert to clients exclusively looking to get into the STR game.

I’m looking to buy a property in the desert area.

In retaliation for that, his partners kidnapped him, brought him out to the desert and put him in a big wooden box.

Heck one guy posted here he made 2k a month equity gains in the middle of the desert.

Tax's are quite low and desert environment is fairly friendly on the houses .. just get a stucco house with a tile roof.. landscaping can just be desert rock .. very low maintenance. 

I cringe when I see a print of the tropics in a desert or mountain house, it's just weird. 

Purchase price: $3,200 Just bought this piece of vacant land. 2 acres out in the desert.

Town where its somewhat laid back but NOT deserted.
