For background checks, we use a company called RSI Screening and they do a good job of multi-state criminal searches, eviction searches, credit, etc. 

If any of them take you up on that, I would re-screen them with credit and criminal check to ensure you didn't inherit someone evil.Evicting a hold-over resident that does not have a lease is easier than evicting one with an enforceable lease that is simply not paying.

At this time to give a person a notice of eviction, unless it is one of the very specifically authorized instances, it is not only not allowed but a CRIMINAL offense, not just civil it is CRIMINAL, MN Gov.

My downstairs neighbor said she had been here for two years and it was pretty quiet no break ins or criminal activity has happened in the two years she lived here.
