I have read countless books and asked many questions but i figured i might ask another one, it cant hurt right?

I finally took Josh and Brandon's advice from countless podcasts and am deciding to engage and plug in.Looking forward to getting to know other local investors and wholesalers in Cleveland market (most likely targeting east side suburbs) as well as Dallas-Fort Worth Metro area (south Dallas suburbs and Ellis County). 

The National Assoc of Realtors, FTC, BBB, FBI, and countless RE journals and publications have warned about such.

I have been spending countless hours learning about REI and house flipping through books, videos, and of course BiggerPockets forums and podcasts.

Determined to save commissions by cutting out the licensed broker, or using them to get what they want and no more, countless would be investors accomplish not much more than accumulate stacks of workbooks, cost sheets, strategies and credit card debt with no assets to show, head in hand, tail tucked. 

@Greg ZunichWell, I have experience house hacking and although I haven't done a live-in flip, I have done countless flips and a live-in rehab.

Over the course of the last year I have become increasingly interested in real estate and I have done countless hours of personal research but I have no certifiable qualifications for the world of real estate.

It seems if I am sending less than five thousand a month every month for countless months it wouldn't work... is that the case?
