You're really leaving yourself open for a nice lawsuit on that.Taking a cat to the pound that wasnt on a leash , and has no tags or collar can not be considered theft , if she did try to file charges against me for capturing the cat and then calling the animal control , she would just be giving me more proof on paper of her breaking the lease .

Our mgmt agreement has a 3% fee if the property is sold, but we waive that as we have in house real estate agents who can list the property and capture the RE commission--some sort of fee is necessary because of all the work that goes into selling a deal.

Long story short they move in, bring four unlicensed dogs that run around pooping in my yard that are not in the lease. ( I promptly called animal control and they captured 3 of them ) They moved in her bum brother and his two brats, also not on the lease and all of those kids are using my front yard as a walkway wearing a path through my nice sod lawn.I have called this man many times and let him know about his tenants, I have sent him many pictures for proof, I talked to him once and he said he would look into it and now he no longer answers the phone or calls me back!
