Yield play without any equity

What do you guys think of purchasing a VA home through Vendee lending simply for cashflow? I have 6 rental properties all cash flowing with decent positive equity, on average about 15K . I typically buy fixer uppers and capture equity that way.

However, the Vendee program is configured so that the interest rate is 3.5% which makes for pretty good cash flow $300-400 a month however there's no equity capture.

My question is: Why or Why NOT is buying a single family yield play a good/bad approach?
