The way I would do it would be to total up all the capex expenditures the home will need during your hold period and divide that number by the number of months you plan to own, plus a few hundred for general maintenance and repairs each month.

Simple formula to put into the Excel (actually Google Sheets but who's keeping track) but I'm not sure how to capture additional contributions I make that aren't captured in the Schedule E; things like extra mortgage payments and capital expenditures that have to get depreciated over time but that I paid for up front out of my cash reserves.

property management costs - Yes, it is part of Operating Expensescap ex budget/costs - It's not included as part of the OPEX and thus not part of the NOIsetting money aside for larger repairs that we could write off in a single year - Replacement reserves is for the purpose of capital expenditures and thus you might think it is not part of the OPEX.

So, this might be a dumb question due to lack of understanding but when analyzing cash flow/ROI for a prospective rental property, do capital expenditures need to be accounted for as an expense if I already have 6 months worth of a rainy day fund saved up for the property?
