We have one house that the 2nd full bath takes up less than 18 square feet of floor space - 32" shower, tiny vanity and a toilet, with an inset medicine cabinet and a couple of hanging shelves for towels and toilet paper.

There might be considerations I don't know of for non-California mortgages (& sometimes you hear about out of state lenders artificially imposing out of state rules), or overlays, however. 

But this would mean that it would be better to buy when the USD is high cause then you do not have a floor of foreign money artificially inflating the price?
