Finally, I'd just like to leave you with this, meet lots of people, do some informational interviews with real estate pro's (realtors, loan officers, etc) figure out your boundaries and exactly what you want, identify and work with people that align with those boundaries and desires, then go for it!

@James Masotti I'll start taking that approach because that actually more accurately aligns to my objectives and abilities.Yeah sure, simple concepts, but the mentality shift is what leads me to be able to phrase what I actually do vs what I've been inaccurately saying what I do (if that wordy sentence makes sense)

@Joe Garvin 73% is great...what are the lodging taxes like in your area.My wife and I are doing a mixed use project and building in 3 suites to be used as BnB...my expectation was 30% occupancy...which seems more in alignment with the BnB industry...is the high occupancy normal for you guys?

If they have a bad model and it does not align with yours then it falls on you to address it and fix it or remove them from your compny.

If they do not have any then there is your answer Just because a company can find you a good deal does not mean that they can get you the monthly return year after year on that property Always remember you own four walls and a roof ,they owned the business system it’s operating inside of that to give you the actual return that it was promised and that’s easier said than done if they don’t have correct policies procedures in structure Always make sure that your business model aligns with theirs to make sure that they are going to help you reach your ultimate goals well if they cannot have that conversation with you then maybe they were the wrong team to leverage your properties with
