What do you guys think about Hazel Park, Royal Oak and some of these other area's?

I'm looking at the Bagley neighborhood of Detroit, lots of big brick duplex's under $100k right near upcoming developments, plus it is a stone's throw away from Ferndale / Royal Oak. 

Unless the property is just a royal pain in the ***, you can always pull your equity out of the property on a regular basis through a refi and still control the asset.

They are a royal pain in the *** from an investor's point of view as well.

I would say it's best just to ask, every one is generally flexible and there may be opportunity behind the curtain.I would watch out for RE/MAX as you have to pay advertising fees, as well as I believe Century 21 or Royal Lepage, One of the 2 is cheap to work for but they charge a fee to leave.

Crown Cash as King - Conventional Financing relegated to Princess Status at best, formerly a powerful Queen @ 50% parity.

Royal square and other developers are trying to revitalize the city.  

I know this is an expensive area, which has led me to struggle identifying decent deals, especially on the MLS.The potential properties that I have found are: 3146 Royal Gable Dr. $165k list priceNo clear rental comps but I would estimate around $1.6k10243 Goodyear Dr.$199k list priceMaybe $1.8k rental comps12529 Keyport Dr.$199k list price$1.7k estimated rents3056 Old North Rd. $192.5k list price$1.65k estimated rents6133 Summer Creek Circle$207k list price$2.4k rental comps$100/mth HOAThese seem to be the best 3 bedroom places that I have found in the area.

This can be a royal headache to manage, and something that most business owners that are tenants do not want to deal with balancing in addition to operating their already busy business.
