Since it's tracking via your phone, it tracks everything whether you're in the "subject" vehicle or not. 

Not sure if you've used this feature on BiggerPockets yet but on the top of the screen theres a tab for "Pick Markets"Picking a market worksheet, Top 100 cash flow markets and Market insights are all free to use.

We are on the minimum plan with four rentals and don't see the value in paying $180 a year to collect rents, payout rents more than a week later, and screen tenants when we have turnover.

When I click the cancel button on screen, nothing happens.

On the contracts I've done recently, 90% of sellers are paying buyers agent commission and are disclosing the amount via phone.  

A good PMC screens for and attracts the right tenants, for a much lower price.

Even at that, if you have left all your contact information in the house for them, I would advise a phone call immediately so that you can personalize the situation and get a better understanding from them as to why they need to cancel.
