I just got another 4-unit into contract for a 22 year old marine who will be living in one unit and renting out the other 3 units to get just about his entire mortgage covered and he won’t be putting a penny down, not even for closing costs.

A few years ago, I knew that I needed to get started investing in real estate and at the time I was an Active Duty Marine with limited time and little experience.

I share my time in the San Jose and Marin County area and recently purchased a triplex in Sacramento.

I also have the honor of serving as an active duty Marine for the last 17 years. 8 months after ruthless study and execution, I ended up partnering with one of the top investors as a majority owner of our real estate company.

@Rick Trivedi  Here in Marin in this current market, the only shot an investor has is finding a place in which someone died.

I'm a Marine Corps veteran from Washington state moving to Austin, Texas in a couple weeks.

Someone with my local knowledge can set me straight if I am wrong but down here in Marin duplexes do not fetch the kinds of prices single family homes do as the new breed of buyers we are seeing prefer not to share their living space with strangers.
