And REALLY shop the electricians, they vary a LOTTTT.

Note: I have my team, one brother is a carpenter/rehabber/pm who already does rehabbing for other investors  , another brother is an electrician, church friend is a plumber, mom's a realtor, dad a carpenter and my husband is fully capable to work with his hands, so labor costs are low.

My brother already rehabs for investors and my mom is a realtor and has an investment property, my brother is an electrician and my cousin a roofer.

As a former electrician in Australia, when I bid a job I really didn't want to do, there was always a price that I would do the job for...as in a lot higher than it should have been. 

My husband is a journeyman carpenter and could build the house himself with minimal help (plumber, electrician.)

I found one great priced electrician/plumbing company so far.  

My dad is probably a big influence since he's contractor and electrician. 

We have one where all bedrooms & the living room lacked o/head lighting.Although it has central air the tenants wanted ceiling fans in the bedrooms so they had there electrician father run feeds to the ceiling.He did a great job.

Want a true evaluation of a house , call a licensed plumber , electrician , HVAC , and a general contractor , cost you more but you are getting a state licensed professionals opinion
