I have heard a repeat suggestion of going to Lowes and Home Depot (prior to their opening) so maybe 7/8 a.m. and scouting for contractors there. 

My wife and I found our perfect country home on acreage outside of Silverton, Oregon (Silver Falls State Park and Oregon Gardens tourism - near Salem and south/southeast of Portland).

One tip I heard on a BP podcast was to go to Home Depot at 6am.

Problem with laminate is that if you get a busted piece in the middle of the room, it's a huge hassle to repair/replace that piece.I would recommend you go with Allure flooring from Home Depot instead.

Go to Home Depot and take some classes on repairs and meet some of their contactors.

Bring a general contractor with you to the property and let them teach you how to identify problems and opportunities for improvement to bring the property to its full value.Go down to Home Depot and other individual wholesale materials stores and get a list of prices for everything you might use on this flip and every future flip.Go to the professionals desk at Home Depot and ask about discounts for bulk items purchased.It takes practice and a lot of trial and error at first to perfect the techniques to estimate costs.
