Most residences are single-family homes under 1500 sqft, with generous lot sizes ranging from 7,000 sqft to 0.5 acres for some properties.Interestingly, despite ample space, vacant lots in this area remain undeveloped with no additional units added.

Quote from @Michael Morrongiello: That is also my understanding as wellThe junior 2nd lien gets wiped out it gets  wiped out from that property but the debt remains with teh borrower.. although unless its a commerical deal with a PG rarely do banks go after the borrower just based on the note.

This should eliminate the homeowner (1) selling a property while remaining liable for the note (subject to), (2) tying  up his property with a “buyer” who has no intent to close unless he finds someone to pay a higher price (wholesaler), (3) paying above market rental for an option to buy that can never be exercised (4) purchasing a property from a fix n flipper who did shoddy rehab, (5) purchasing a property with nebulous legal title, (6) contracting for home improvement with a fly by night contractor who then puts a mechanics lien on the property and (7) “listing” with a wholesaler disguised as a Realtor who doesn’t put the home on MLS.

I could , however my remaining entitlement is 211k , and the houses I would be looking at is 450k range so even though the Va loan has much more benefits because of the small remainder I Would need more down payment .

Not sure if your $100k estimate was total (in which case it is probably pretty accurate) or remaining (I will have a lot less than $100k remaining if I do not refi and have potential to be near cash neutral in less than a year if desired).
