@David Weitzel great deal, and welcome to the forumns, I love the idea of doing a flip on my own street, seems easier to keep things under wraps but perhaps you still had contractor issues it sounds like?

The main risks I would say to watch out for are any family dynamic issues that could arise as things like this could lead to issues that didn't exist previously.

There could be liability owning property in an IRA, and you don't want any issues with that.

However, there’s one major issue I overlooked: noise.

I am 99% sure its not an issue, there are other STRs within city limits and so is my property.

Of course another possibility that the work done was subpar and the seller has a legit issue with the billing amount.  

I've never had an issue. we don't get security deposits or sign any leases.
