You can get some estimates from contractors for what they charge for big ticket items like to renovate a bathroom, renovate a kitchen, replace the furnace, replace the roof, etc.All wholesale deals should have free and clear title and you should be able to see the sales agreement before submitting the earnest money deposit.

My property manager already submitted a 60 days eviction notice at the start of August, hoping to kick out the tenant in October, but I'm not sure how that's going to hold up.

Second is that they can re-use that application for 30 days to submit to other landlords on zillow at no cost.

They have a form you can fill out and submit, might be able to do it online depending on the city.
