Apologies for assuming the worst, but the post feels more like a pitch or marketing content than a standard forum post looking for help or providing subject matter expertise. 

It was a wild time for subject to transactions while interest rates were increasing, property values were increasing, and lenders were stuck and could not call loans due when a property was sold or transferred.

It’s inconceivable to me how someone with a RE broker license, a CCIM, and a plethora of Series Securities Registrations can think that the property tax valuation would be reassessed at a LOWER value after knowing that the subject property and neighbor properties were being sold for record prices with each recent sale.

We verify project feasibility and construction scope; and use 3rd party valuations and internal data to verify the as-is and subject to value.

I have read multiple books on the subject but I am lacking someone in my life that has already walked through the process. 

Because there are nuances to seller financing, a lot of space would need to be devoted to covering the subject to make sense, and that requires sitting down to a cup of coffee for a long discussion.

I think it would be better to have them do a hard pull if you already started getting a few hard pulls - I believe they will all be categorized into just one hard pull if you do them within the first 2 weeks but am not too knowledgeable on the subject.  

I did trying to do one subject to loan an my real estate investor didn't know much about it.
