My hope is that in the offseason I can find a way to market to people to come a day early to enjoy the area and be able to enjoy a low stress day getting to the ship that involves no delayed flights or missed shuttles (Im even toying with the idea of offering transportation to the ship).

Or free shuttle to the mountains?

They have lobbies, restaurants, bars, gift, clothing and sundries retail shops, public meeting spaces, public event spaces, parking lots, front desks, 24/7 on site employees sometimes numbering into the hundreds, daily maid services, on site maintenance staff, signage advertising their business, they offer shuttle transportation services, concierge services, etc. 

ASU uses things like Orbit transit shuttles among other offerings which snake around different areas giving you higher concentration of students around them. 

We took an old senior living shuttle bus and converted it into a sweet #vanlife conversion which is a lifestyle that has been trending for a while now.

This property is also has a shuttle service to get my guests to the beach and a massive pool.Lessons learned?

prices are quite high here but its in my mind truly world class real estate.. and just BLOWN up in the last 5 years.. when I rolled into town 5 years ago I was paying 20 to 40k for building lots now I am paying 160k to  well I bought one in the historic district that we are in foundation and I paid 590k just for the lot and it took a year to get permits to go vertical.. that will sell right at 2 million.. for 2,200 sq ft.. but that to me is one of a kind real estate.not SF bay area pricing but pretty solid for lower east coast until you get to high end FLA...OK off to the shuttle bus you guys have a great day. !
