What's your thoughts on me setting up owner finance on my property?

Why focus on assumable as opposed to working on Sub2 deals? 

A ton of house hacking material on there :) 

Just closed on my first loan with them.

Like should I have a folder on my laptop for the tenant and keep a copy of each payment I receive from them?

I'd say three months on the short end to six months on the long end.Oh!

And what is your price point and are you looking for turn-key properties or something along the lines of a "fixer upper"?

There was even one exceptionally kind Bigger Pockets member that seemed to know a lot about health and physical activity that we even chatted on the phone afterwards and he gave me some good pointers.
