You're positioning yourself well in the event of a housing market downturn, since if your property is cash-flow-positive then you'll be less affected if the assessed value is *temporarily* underwater.I ran a few of your numbers through the BP BRRRR calculator to try to reproduce them.

My model has a 60% margin in a house retailing for $40K(if financing was vertically integrated there would be interest profits as well), room for upsells and add ons, offers physically secured properties for financier(permantly set dwelling, not mobile), low startup cost(less than $250K) and the model can be scaled and reproduced anywhere in the US.

So both RE and stocks have produced good returns but stocks take less effort and ideally RE produces the better returns (it has for me even though stocks have done great).

So, since the average price of a home nationwide is now $236,000 and cost of reproducing going up...

Not that this is a reproducible scenario but creative financing can work if you are out there looking and thinking creatively.I sold rhat first house creatively also.
