One of my wholesale lenders used to be willing to finance these, I can't remember the CLTV requirement of the top.

Remember egress/ingress are the real big deals here, both people getting out and firemen getting in.I would pass.

This job took us about 9-10 months if I remember correctly.

Nights, weekends, holidays, etc.To keep this on-topic, though...DO figure out what's healthy for you to manage but remember it's a process where every experience teaches you good and bad (and be patient with that process).DON'T sweat the small stuff (damage/costs under $50, undisclosed dogs, etc.) but DO find a way to learn, prevent, put in better practices to maintain your sanity. 

Just remember that real estate investing is a long game and can take time to produce fruit.

For my clients, this SCREAMS of building equity, provided the ARVs would support the rehab.

You got a screaming bargain that was so good that no one else wanted it from the provider side, even for free.
