Go to local meetups, search these forums for people that have mentioned that they do private lending and attend other RE events.

We have a decent amount of cash to be able to invest so I'm trying to figure out what kinds of investment strategies local RE experts in Spain are doing.

I will go back and re-evaluate what type of agent I would like to work with next.Is there a good checklist that I could use to find a good agent?

Chapter 13 is where debts are re-organized and paid back over time in monthly payments.If someone has filed either chapter 7 or chapter 13 previously, they are less risk than someone who has never filed.

One thing to remember when you are getting into RE investing is to have your team of people or as Brandon Turner from the Bigger Pockets Podcast calls it your CORE 41.

Try finding some local RE meetups as well as local Facebook pages to connect with some Miami investors 

I'd also start the marketing process 30-45 days before current tenants move out in most cases - it just seems easier to re-let a place that is currenlty occupied than one that's been sitting empty for a while for some reason.
