The ex wife sent me a notice from a probate judge which is a "Certificate of Appointment" that names the son as the seller's "Personal Representative."

Since our son will be living there, should we have him own 51% and we own 49% and put the financing in his name (with us as co-signers) to homestead it? 

My current W-2 and rental income(4 duplexes in my name) have me at about 35%DTI, I am about to add another multi-fam property and it would bump my DTI to 46% even though it cash flows $2000...Do people simply start buying in LLCs(DSCR) at this point for this reason?

Also, keep in mind there are plenty of wholesalers out there that have given the concept a bad name unfortunately because wholesaling is technically not regulated like licensed agent/broker transactions are and people are aware of that, so trust is essential when you are looking to wholesale.
