@Mary Pastoral- thanks ....I think you will need to use option 1 as the other options dont appear to be viable to raise the capital needed ....consider a conventional loan for the new purchase as the down payment can be as low as 15% of purchase price ....good luck

FHA is a good option if you have had some credit hiccups in the past or can't quite get there on income to qualify for conventional.

Some areas may have restrictions that could complicate things, particularly around who can provide alcohol and to whom.If wine isn't an option, you could consider alternatives that are still local and personal, like a handcrafted bottle of olive oil from a local farm or even a basket of locally sourced snacks.

Modern farm house look.. take a look at my new builds paint jobs  www.ivyridgeestatescanby.com  also landscaping putting a couple tiny plants does not do it in my mind.. but I know out in the mid west etc landscaping is very minimal compared to what we offer here in the NW or what buyers expect.

It's a small property, and there's very possibility for a financial little upside to anyone who leases from you (no farming, hunting etc) so you're looking at annual type recreational or maybe 'off-grid' type tenant.

I have to get a permit to do that even though its rural area with nothing but farms around it.And the septic rules keep tightening up there worse and worse where its rendering some lots that were previously approved for a one or two bedroom septic to where they are literally unbuildable and useless because they won't allow any septic at all.
